The home design process is collaboration between designer, homeowner and builder. In many ways, designing a custom home is very much like designing a work of art. There is a mix of fundamentals and subjective elements that contribute to the final masterpiece. It is vital to begin your custom home building process in the right way and select a designer who can tap into your dreams for your new home.



During the preliminary meeting with a prospective designer they should present a portfolio that includes sketches, designs and actual built projects. In addition, client references are an absolute must. Making a few phone calls and asking pointed questions of previous clients can provide great insight into your designer's work style, commitments to deadlines, billing habits and personal interest in their client's happiness.



Be weary of a designer who sees a project as merely floor plans and elevations. Most designers can easily include the basics in a project, such as adding bedrooms and master baths to closet space and gourmet style kitchens. Remember, beauty and function are not always the same; it is the job of the designer to marry the two and create a sanctuary for everyday living.



In addition to reviewing the actual site plans, part of the design process should involve at least one visit to the build site to evaluate the property. The designer will want to look for undulations in the lot, drainage flow and other physical attributes of the property and neighborhood to assure the home design takes into account the land it will be built on.



Typically, a good designer will be able to provide the names of reputable builders that he or she has worked with in the past. Many of the same rules apply when selecting a builder for your newly designed custom home. Communicate your vision and your expectations, check references, and refer to industry directories such as the Registrar of Contractors for complaints and suspensions. Weigh the differences between just and accurate grievances and those that might appear frivolous and unmerited. The role of the homebuilder is to balance the client's vision with the requirements of a well-planned community or city and bring the custom architecture to life.



Horror stories of custom home projects abound in every community. Keep in mind it may take up to two years to complete the process which includes the design, construction drawings, engineering, city review, contracting and the actual building. In the end, you will have a home that is a sound investment and meets the needs of your family and brings peace, luxury and maybe, even a little romance into your everyday life.
